Water Damage Mitigation: Containment is Key

SERVPRO of Cheshire County handles emergency water damage cleanup and restoration following a variety of different types of mishaps. Every water damage restoration project is a little different from the last, but the methodology and science of drying the structure is consistent: remove standing water, determine what areas have been affected, remove damaged materials that CANNOT be salvaged, dry the areas and materials that CAN be salvaged. This is a simplified example of course.

Having the right equipment for these projects is very important. Extraction units, high-powered air movers, dehumidifiers, moisture detecting meters, and one item that may not be as hi-tech, but is equally important: plastic. Plastic sheeting to be more specific. Plastic sheeting is used regularly on water mitigation projects. It can be used to protect furniture or belongings. It can be used as a protectant on floors and flat surfaces. Additionally, plastic sheeting can be used to create barriers or "containment.” Containment is key in preventing cross- contamination. When demolition is being performed in one part of the building, the containment will prevent dust and debris from contaminating the unaffected part of the building.

When it comes to the drying process, containment is a key piece to improve drying time. For example: if a large room has water damage, but the damage is confined to half of the room, our machines can dry the area quicker by making the room "smaller." This is done by setting up containment, ceiling to floor, and containing our drying efforts only to the specific parts of the room that are wet. There is no need to dry the areas that are not wet and thus by shrinking the room, air movers and dehumidifiers can dry the affected areas quicker.

Although dehumidifiers and air movers tend to get all the credit when properly drying a structure following water damage, plastic sheeting is another key component in the drying process!

Water Damage Mitigation: Washing Machine Mishap

This recent water damage mitigation project performed by the SERVPRO of Cheshire County Team was the result of a broken supply line to a residential washing machine. For no other reason but age and wear and tear, the supply line broke and ultimately burst which then leaked for an extended period of time while the occupants were at work. The water traveled laterally across the manufactured wood floor causing it to curl and lift. Additionally, the water spread to walls, some of which were external with insulation behind the drywall. The flooring was removed along with damaged drywall, affected insulation, as well as the saturated cabinets. The remaining standing water was extracted, and commercial drying equipment (commercial air movers and dehumidifiers) was installed to thoroughly dry the remaining building materials.

After a couple days of thorough drying, the drying equipment was removed, and the area is now clean and prepped for reconstruction.

Residential Water Damage: Dishwasher Failure

Over 90% of water mitigation projects managed by our SERVPRO of Cheshire County team are the result of interior, man-made, breaks or failures. Take a moment and consider all the areas in a home that have water in some capacity. Bathrooms, kitchens, laundry rooms, utility rooms, heating pipes, sewer lines, air conditioners, just to name a few.

In a recent water mitigation project handled by our team, the kitchen was the room where the damage occurred, and an expired dishwasher line was the culprit. The property owners returned home to discover a flood in their kitchen which had migrated into the living room, down the hall, and into two neighboring bedrooms. Our team was contacted, and we dispatched a crew to begin mitigation services. Water extraction, removal of base cabinets, drywall, insulation, and flooring were removed. Large dehumidifiers were installed along with fans to thoroughly dry the affected areas.

Residential Water Damage: Toilet Supply Line Failure

Recently, the SERVPRO of Cheshire County Team was contacted to assist with a water mitigation project caused by a broken toilet supply line. The damage occurred in a one-story residential home, with an unfinished basement. Unfortunately, the supply line broke, began to leak, and was not discovered for multiple days. The bathroom, where the line ruptured, along with the neighboring rooms, sustained substantial water damage.

Water rain across vinyl and carpeted flooring, spread from wall to wall, and eventually wicked up the drywall to the point they were unsalvageable. Following a thorough extraction of standing water on both the main level and basement, SERVPRO technicians proceeded with demolition of affected building materials. Drywall, trim boards, carpet, carpet pad, vinyl flooring, and even the bathroom vanity were surgically removed, bagged, and discarded from the home.

Following demolition, commercial air movers and dehumidifiers were installed to dry the exposed building materials such as subfloor, wood studs, and the concrete basement floor. Once the areas were dry, they were thoroughly cleaned and deodorized.

Kitchen Sink Leak

One of the most associated forms of water damage is "flood damage." Water damage occurring from an outside water intrusion from heavy rains for example. But most water damage service requests we receive are a result of interior breakage, backups or overflows. Take a minute and think about all the different places throughout your home or property that have a water source. Quite a few, right?

In this recent water damage project, the culprit was a break to the supply line under the kitchen sink. Unfortunately, the line ruptured during the day when the property owner was not home, thus allowing the water to run for several hours. Water penetrated the wood flooring, damaged cabinets, and traveled down into the finished basement area below. The water wicked so far up the walls, they needed to be removed. Cabinets were disassembled and discarded along with the flooring which had cupped beyond repair. The insulation behind the drywall was saturated and was also discarded. Appliances, countertops and even the kitchen sink were disconnected and relocated. Commercial drying equipment was installed during the mitigation process to thoroughly dry the affected areas. The areas were thoroughly cleaned, dried and are now ready for repairs and reconstruction.

Flood Damage: Be Prepared

Occasionally, floods can develop slowly, and forecasters can anticipate where a flood will occur days or even weeks before. On the other hand, flash floods can occur within minutes and sometimes without any sign of rain at all. Being prepared can save your life and give you peace of mind.

If you have access to sandbags or other materials, use them to protect your home from flood waters if you have sufficient time to do so. Filling sandbags is very time consuming, so it is to your benefit to have them filled ahead of time.

Consider having a professional install check-valves in your plumbing to prevent flood waters from backing up into the drains of your home. Make sure the sump pump is working and consider having a backup. Testing your sump pump is always a good idea. Make sure your electric circuit breakers, or fuses, are clearly marked for each area of your home.

Residential Water Mitigation Project

Subzero temperatures, high winds, followed by warm temps and even heavy rain created an overflow of water damage services calls throughout the month of January and the first half of February. Recently, the SERVPRO of Cheshire County Team was called upon to mitigate a residential property following multiple pipe bursts throughout the building. The water damage to the property was extensive and required a complex plan of action for three contaminated levels. During mitigation, our crew utilized commercial air movers, commercial refrigerant dehumidifiers, constructed containment to concentrate the affected areas and protect non-affected areas, and surgical demolition of affected ceilings walls and flooring was performed to properly dry the home.

Following the mitigation of the damaged portions, the entire area was thoroughly cleaned and moisture detecting meters were used to ensure all areas were dry. Dry, clean, and ready for repair!

Frozen Pipe Prevention: Reminders

The days of lounging out on the patio and around the pool are a distant memory when the calendar approaches the end of January. Single digit and even subzero temperatures are not an uncommon occurrence at this point in the season. This bitter cold can lead to one of the winter's familiar causes of property damage: frozen pipes. When pipes become frozen, and eventually thaw, there is a strong likelihood for the pipe to split, thus resulting in water damage to your home or commercial property. Here are a few important reminders as to how you can prevent your property's pipes from freezing.

  • Remove hoses from exterior water spickets and turn off the water supply going to them.
  • Keep thermostats at a consistent, warm temperature especially during an extreme cold snap.
  • In the case of a secondary or unoccupied property, make sure the property is properly winterized.
  • Open cupboard or cabinet doors under sinks, particularly those located on an exterior wall, to allow warm air to reach the supply lines to the sink.
  • During a cold snap, allow a slow drip from faucets to prevent water from freezing.
  • Garage doors should be kept closed as much as possible, especially if the garage contains water supply lines.
  • Make sure pipes in crawlspaces or particularly cold areas are properly insulated.
  • When leaving your home or property for a period, make arrangements with a friend, neighbor, or relative to make regular checks to ensure no damage has occurred within the space.

Water Mitigation: Truck Mounted Extraction Units

Another piece of equipment that has improved immensely over the years are truck mounted extraction units. Extraction units are the first piece of equipment that are used in a water mitigation project that involves standing water or saturated carpets and/or hard surface flooring. Truck mounted extraction units have significantly more extraction power than a portable extraction unit. That is not to say portable units aren't utilized in certain situations. The Role of a Dehumidifier

Water damage to a home or commercial property takes on a variety of different forms and levels of severity. From a toilet overflow to a burst pipe, a failed water heater, roof leak, ice maker supply line and so on. How to Keep Your Basement Dry

Basements here in New England have tend to be damp and are a primary location within a home for moisture. Contributors to this are the changing temperatures over the course of the year (condensation), poor drainage around the home, and in many cases basements house water heaters, pipes, water filtration systems etc. that can occasionally fail. Here are a few helpful reminders and tips on how to combat dampness and moisture in your home's basement.

  • Regulate your basement's humidity by installing a dehumidifier. We recommend running a dehumidifier during the warm months of the year, roughly from Memorial Day to Columbus Day.

This water could be hazardous. The third type is black water which is highly contaminated and is filled with sewage, chemicals, bacteria and fungi. Here are some important safety tips to keep in mind while waiting for professional help in the event of a flood involving clean water:

Here are some quick and easy tips to help prevent frozen and burst pipes:

  1. Keep garage doors closed, especially if there are water supply lines in the garage.
  2. Keep the thermostat set to a consistent temperature, especially during a cold snap.
  3. Open kitchen and vanity cabinet doors to allow warm air to circulate around the plumbing.
  4. If you’re going to be away more than a day during a cold snap, it doesn’t hurt to have a trusted friend or family member check in to ensure all is well.
  5. Once the seasons start to change and temperatures outside start to drop, it's a good idea to disconnect your garden hose from the exterior faucet. Also, be sure to turn off the water supply going to the outdoor faucet.

Understanding Water Types

When your home or business suffers a water damage, understanding what type of water you are dealing with is critical to ensuring proper cleanup. There are three types of water. Clean water is water from a broken pipe, or other water source; rainwater is also considered clean. The term gray water is used to classify slightly contaminated water. Clean water becomes gray water when it is left untreated allowing bacteria and other contaminants to begin growing, making the water hazardous. Black water is highly contaminated and filled with fungi, bacteria, chemicals and more. Black water is typically caused by sewage damage, flooding or any type of natural disaster. Consider taking the following precautions to help minimize damage or prevent further damage while waiting for help to arrive.

Damage from Clean Water

  • Shut off the water source if possible or contact a qualified professional to do so.
  • Turn off circuit breakers for wet areas of the building if access to the power distribution panel is safe from potential electrical shock. Do not enter rooms with standing water, as electrical shock hazards may exist.

  • Remove as much excess water as possible by mopping and blotting. Wipe excess water from wood furniture after removing lamps and tabletop items.

  • Remove and prop up wet upholstery cushions to allow more even drying.

  • Move any paintings, art objects, computers, documents and other valuable items that may be sensitive to moisture to a safe place.

  • Do not leave books, newspapers, magazines or other colored items on wet carpets or floors as they may cause staining.

  • Do not use your household vacuum cleaner to remove water as there is potential for electrical shock or causing damage to the vacuum cleaner.

  • Do not turn on ceiling fixtures if ceiling is wet; do not enter rooms where ceilings are sagging from retained water.

 Damage from Contaminated Water

  • Avoid all contact with sewage and items contaminated by sewage. Wash your hands thoroughly if you come in contact with contaminated items.
  • Do not walk through contaminated areas, as you could spread damage to unaffected areas.

  • Do not turn on the HVAC system if there is a possibility of spreading contaminated air.

  • Do not use household fans to dry the structure; air flow could spread contaminants.

  • Discard any food and/or products for personal hygiene and cleanliness if exposed to the contaminated areas.
